All the plumbing and electrical work we’ve done ourselves in our new guest house has been inspected and signed off by local licensed professionals (plumbing was all good, for electrical I had to move one staple).
CAT6 wires are done too - 24 in the 400sqft building, in addition to smurf tube and conduit for future expansion and fiber links to other buildings.
Now it’s time to start on drywall….

Did the first blower door test on our guest house this morning. The result was 0.017cfm/sqft @ 50Pa which means we beat the Passive House requirement of 0.06 by over 3x.
It’s a small building (400sqft) so volume based targets aren’t as applicable, but it works out at 0.77ACH50 which is very good for a building this size.
We think the remaining leakage is from our temporary construction door - the sill isn’t fully sealed so we can easily replace it.

That's why we need to create safe arks for people + avoid upfront emissions. The quality monitored #passivehouse concept gives important hints: airtight and super insulated envelopes + filtered air.

In this day and age, there is simply no excuse for not installing #solar, #batteries and a #heatpump when building a new house. I’d go further and say all new houses should meet #passivehouse standard. @evan yes but…. If homes were built to a higher efficient spec (effectively #passivehouse) they’d barely need even a heat pump. There’s good value in both insulation and heat pump retrofit and stronger building code.
